Applications and borrower assessment — glossary

A finance application involves terminology about income, documents and borrower assessment. These terms explain the language of application forms and verification information. They help distinguish identity checks from an assessment of financial circumstances.

Credit decisionResult of the analysis of the financing application. It may mean acceptance of the proposed amount, an offer on different terms or a refusal after assessing the client's situation and risk.

Result of the analysis of the financing application. It may mean acceptance of the proposed amount, an offer on different terms or a refusal after assessing the client's situation and risk.

In practice: The initial decision does not always mean readiness to pay out money. The company may also require confirmation of identity, documents or signing a contract. Pay attention to the validity of the decision and the conditions for releasing the funds.

Income accepted by the lenderThe income that a given institution takes into account when assessing repayment possibilities. It can analyze its amount, regularity, source, period of obtaining and documents confirming the durability of the revenues.

The income that a given institution takes into account when assessing repayment possibilities. It can analyze its amount, regularity, source, period of obtaining and documents confirming the durability of the revenues.

In practice: Not every transfer to an account is income and not every income is taken into account in its entirety. The bank may evaluate salary, activities, benefits and bonuses differently. Set your own budget regardless of the maximum amount proposed by the institution.

Net incomeThe amount of income remaining after applicable deductions, such as contributions and tax. The institution can analyze the average for a specific period and the stability of the source of inflows.

The amount of income remaining after applicable deductions, such as contributions and tax. The institution can analyze the average for a specific period and the stability of the source of inflows.

In practice: Not every inflow into your account is accepted as credit income. Returns for purchases and transfers between your own accounts do not have to increase your capacity. Check the requirements for a given type of employment or activity.

Credit historyInformation about the current use of credits and loans, in particular about their repayment. It covers both active obligations and data processed after their completion on an appropriate basis.

Information about the current use of credits and loans, in particular about their repayment. It covers both active obligations and data processed after their completion on an appropriate basis.

In practice: Timely repayments may help assess creditworthiness, but they do not guarantee another loan. Lack of history does not mean debt. There is no need to take out an unnecessary loan just to create an entry in the database.

Bank account historySummary of account operations, e.g. salary receipts, payments, transfers and collected fees.

Summary of account operations, e.g. salary receipts, payments, transfers and collected fees.

It can help confirm income and analyze expenses when applying for a loan. It is not the same as credit history in BIK; the scope of both information is different.

In practice: Transfer documents only to a verified recipient and using the appropriate method.

Maintenance costsRegular household expenses, such as housing, food, transport and living for dependents. They are taken into account when assessing the ability to service a new obligation.

Regular household expenses, such as housing, food, transport and living for dependents. They are taken into account when assessing the ability to service a new obligation.

In practice: The bank can use its own minimum assumptions and analyze actual expenses. Too low an estimate in the application does not change the actual budget. Also take into account irregular expenses and leave a reserve for unforeseen needs.

Declaration of incomeInformation about the sources and amount of income submitted by the applicant himself. It differs from a certificate issued by an employer or other institution.

Information about the sources and amount of income submitted by the applicant himself. It differs from a certificate issued by an employer or other institution.

In practice: The company may compare the declaration with an extract or additional documents. Provide data consistent with reality and indicate their periodicity. Advertising "on a declaration" does not eliminate the obligation to check your creditworthiness.

Open bankingArrangements that enable authorized providers to access specific services or account information with customer consent and under legal terms. In loans, they can support data confirmation and income analysis.

Arrangements that enable authorized providers to access specific services or account information with customer consent and under legal terms. In loans, they can support data confirmation and income analysis.

In practice: Check the provider's name, scope of consent and access time. The information service does not automatically imply the right to make payments. Do not provide login information in an email or outside the proper authorization process.

PromesaA promise to perform a specific action, e.g. granting a loan or releasing security, after meeting specified conditions. Its meaning depends on the content of the document.

A promise to perform a specific action, e.g. granting a loan or releasing security, after meeting specified conditions. Its meaning depends on the content of the document.

In practice: Check the validity period, required documents and conditions that must be met before withdrawal. A promise does not always mean unconditional consent to financing. It can be helpful when purchasing real estate, but requires careful analysis.

Verification transferA small transfer used to confirm the account owner's details when applying for financing. The amount and possible refund depend on the procedure adopted.

A small transfer used to confirm the account owner's details when applying for financing. The amount and possible refund depend on the procedure adopted.

In practice: This is not a guarantee that a loan will be granted and does not replace creditworthiness assessment. Check the official account number and recipient. Demanding a high down payment for supposedly triggering financing requires special caution.

Loan rankingA list of offers arranged according to specific criteria, e.g. cost, available amount or repayment date. It allows you to pre-select products for a more detailed comparison.

A list of offers arranged according to specific criteria, e.g. cost, available amount or repayment date. It allows you to pre-select products for a more detailed comparison.

In practice: Check the date and scope of data and the rules for determining the order. The highest place does not automatically mean the cheapest offer for each person. What matters is the amount chosen, the individual assessment and the actual conditions presented in the contract.

RegistrationCreating a customer account or providing the data needed to submit an application. This may include confirming your phone, email address and identity.

Creating a customer account or providing the data needed to submit an application. This may include confirming your phone, email address and identity.

In practice: Registration itself does not mean granting a loan or concluding a contract. Do not send data in response to random messages. Use the correct domain and check whether the entity explains the purpose and scope of information processing.

ScoringRisk assessment method based on a point model. Financing may take into account repayment history and other data permitted by law and used by a given institution.

Risk assessment method based on a point model. Financing may take into account repayment history and other data permitted by law and used by a given institution.

In practice: The BIK score is not identical to the bank's internal model. A high score does not guarantee credit, because income and liabilities also matter. The lack of a score does not automatically mean a negative history.

Credit simulationApproximate calculation of installments or costs based on given parameters. It helps compare scenarios, but does not replace the assessment of the application or the lender's binding documents.

Approximate calculation of installments or costs based on given parameters. It helps compare scenarios, but does not replace the assessment of the application or the lender's binding documents.

In practice: Check the assumptions: rate, commission, period and insurance. The simulation may assume that the conditions remain unchanged throughout, even though the contract provides for changes. It is also worth considering a higher installment and early repayment.

Parental benefit 800+Child maintenance benefit, previously known as 500+. In credit scoring, how this impact is taken into account depends on the institution's policies and analysis of the household's situation.

Child maintenance benefit, previously known as 500+. In credit scoring, how this impact is taken into account depends on the institution's policies and analysis of the household's situation.

In practice: Do not treat it as a guarantee of granting a loan or stable income for any length of time. Collection time, child expenses and other obligations are also important. Check the required confirmations and current assessment policies of a specific lender.

Identity verificationConfirmation that the person submitting the application is who he or she claims to be. In financing, it may include checking the document, account details, electronic identification or other methods used by the institution.

Confirmation that the person submitting the application is who he or she claims to be. In financing, it may include checking the document, account details, electronic identification or other methods used by the institution.

In practice: This is a separate stage from assessing creditworthiness. Positive confirmation of data does not guarantee that a loan will be granted. Use the official company process, check the recipient of the data and do not send a copy of the document to a random address received in the message.

Credit inquiryChecking data in the database in connection with the assessment of the financing application. The type of inquiry and its importance depend on the institution, database and adopted assessment model.

Checking data in the database in connection with the assessment of the financing application. The type of inquiry and its importance depend on the institution, database and adopted assessment model.

In practice: Not every report check works the same as a loan application. Your own access to data does not mean entering into a new commitment. If you see an unknown query, check the entity and clarify whether someone has used your data.

CertificateA document confirming certain information, e.g. employment and income. The lender may require it to assess the application, depending on the product and the customer's situation.

A document confirming certain information, e.g. employment and income. The lender may require it to assess the application, depending on the product and the customer's situation.

In practice: Check the accepted formula, required income period and expiration date. The certificate differs from a self-submitted declaration. An offer "without certificates" does not mean that the company does not analyze your income or ask for other documents.

CreditworthinessPossibility to repay the financing along with the due costs within the deadlines specified in the contract. The institution assesses it based on data on income, expenses, liabilities and other relevant circumstances.

Possibility to repay the financing along with the due costs within the deadlines specified in the contract. The institution assesses it based on data on income, expenses, liabilities and other relevant circumstances.

In practice: This is not the same as a good repayment history. Even a person without arrears may not get the expected amount if the installment exceeds his or her capabilities. The calculator only gives an estimate and the final assessment depends on the lender.
