Banks grant housing loans worth PLN 116.4 billion in the first nine months of 2026, reports BIK. This is approximately PLN 10 billion more than in the entire record-breaking year of 2025. September sales are again approaching PLN 14 billion, and the average amount of a new mortgage is PLN 486.5 thousand. zloty.
A large part of the activity consists of transfers of previous liabilities. According to BIK, refinancing already accounts for almost one third of new lending. Therefore, high sales do not only mean more people buying an apartment; some customers change banks to improve the terms of the existing contract.
BIK estimates that exceeding PLN 150 billion throughout the year is very likely, but this is a forecast. He also draws attention to the possible weakening of annual dynamics due to a higher base. According to economists, the quality of household repayments remains stable despite a limited deterioration in card and installment rates. In this assessment, the data do not indicate a significant increase in risk in the entire consumer portfolio.
The increase in value is accompanied by a higher average amount: in September it is 8.3%. greater than the year before. The comparison is for a month and does not describe every contract.
